Full Concept

Library Place is a locally and family-owned 55+ active adult community in downtown Ithaca developed by Travis Hyde Properties. Library Place blends Travis Hyde Properties’ expertise in property development with Bridges Cornell Heights innovative approach to senior living.

Library Place was programmed to allow for residents who just recently downsized to age in place. The property has sixty-six residential units with luxury finishes such as crown molding, quartz countertops, large format tiling in bathrooms, and stainless steel appliances. The property also boasts a large central courtyard, community room, restaurant, gym with a yoga studio, home healthcare office, spa with beauty salon, and warming pool.

HOLT Architects designed the property to meet the needs of its resident population, providing ADA pull-down shower seats, low-height countertops, grab bars in the bathrooms, paddle handle doors, and wheel-chair and scooter height peepholes on apartment doors.

As a recipient of the Ithaca Area Economic Development’s Community Investment Incentive Tax Abatement, the property needed to be 40% more energy efficient than the City of Ithaca’s 2019 energy codes. The property is all electric (except the restaurant) and features air-source heat pumps in every unit. Domestic hot water is provided by a solar hot water system, and energy used at the property is offset by energy generation via an offsite solar farm.
